Delivery Methods
Construction Management
A preferred method of contracting for many owners, the Construction Management approach minimizes surprises and maximizes excellent results. The process allows the owner to make informed decisions regarding cost and overall programming. Utilizing this process, we become part of the project team and work with the owner and architect to provide value through budgeting, scheduling, constructability review and value engineering suggestions. Prior to pre-construction, a fee will be established for the services of pre-construction and construction management. Prior to the final contract the owner and contractor will agree on a GMP (Guaranteed Maximum Price).
Design/Build
Zachau provides Design/ Build services to our clients. Our design/build service is very similar to the construction management process with the exception that we provide the design services and carry the professional liability required. Our design and pre-construction team works collaboratively with the owner to meet their budget and programming directives.
Design/Bid/Build (Traditional General Contracting)
We will frequently participate in the traditional process of Design/Bid/Build. In this process, we compete against other construction firms to build the project per the design specifications, provided by the owner, at the lowest price. Our ability to self-perform work makes us very competitive. However, we are selective relative to the projects that we will bid. We simply will not compromise our commitment to quality and long term relationships to be the low bidder.
