PROJECT MANAGER

The Project Manager is ultimately responsible along with all members of the Zachau Project Team for the successful completion of their designated projects.  This is a challenging position which requires establishing a high level of trust, support and accountability across the project team.  This includes building strong working relationships with the owner, design team, sub-contractors and internal team members for a collective goal of building successful projects.  It is expected that Project Managers will be skilled in time management, and delegation with the ability to identify critical path items and meet multiple project deadlines.  Managing expectations, negotiating agreements and delivering on all agreements is paramount.

This employee must display effective listening and communication skills, initiative, ability to work independently and in teams, and lead by example. He/she must be able to exercise good judgment and discretion, display effective problem-solving skills, and provide excellent customer service.  Additionally, he/she must have the ability to multi-task, maintain composure under pressure, and display a high level of professionalism, integrity, and follow through.


ESSENTIAL FUNCTIONS OF THE JOB:

  • Participate in pre-construction process as required - (Review of schedule, logistics, scope, budget, permitting, etc.)

  • Provide scope and budget review prior to establishment of GMP

  • Manage Project Buy-Out (Issue and negotiate final contracts)

  • Develop and maintain schedule

  • Manage day to day operations with external partners and sub-contractors

  • Active role in on site management of subcontractors and consultants in coordination with on-site superintendent

  • Coordinate, review and present, monthly requisitions

  • Manage Project in accordance with project budget

  • Establish/Clarify roles and responsibilities unique to project requirements

  • Ensure proper documentation and coordination of all Change Events.

  • Develops a cost-effective plan and schedule for completion of projects, following a logical pattern for utilization of resources.

  • Minimizes exposure and risk by implementing and audit safety standards and quality assurance controls; works with Zachau Safety Consultant

  • Is responsible for proper administration of construction contracts and for obtaining all necessary permits and licenses.

  • Supervises project engineers and superintendents, reviews their reports, checks on any reported difficulties, and corrects any safety violations or other reported deficiencies.

  • Tracks and controls construction schedule and associated costs to achieve completion of projects within time and monies allocated.

  • Reports to owner, architects and managers about progress and any necessary modifications of plans that seem indicated. Plans, implements, tracks and closeout / turnover of construction projects. Conducts project meetings.

  • Manages day to day client interactions and expectations.

  • Proactively identifies changes in project scope and ensures appropriate measures are taken

 JOB SPECIFIC SKILLS REQUIRED:

  • Fluent with the following - Excel, Pro-Core, Primavera, Blue Beam, Outlook, Word 

  • Ability to read, comprehend and skillfully communicate plans and specifications

  • OSHA 30 (Will provide training)

  • Working knowledge of AIA Contracts 

  • Ability to collaborate effectively with diverse teams

  • Ability to read and prepare project budgets and schedules

  • Understand principles of design and construction

  • Ability to act as an agent for the company or one of its affiliates and behave in a fiscally

  • Ability to read and understand construction drawings and specifications

  • Ability to quickly learn and leverage information technology to best use
